Selling on your own can be a daunting task. It takes more than just “putting it on the market” to successfully capitalize on your home’s worth. Marketing your property, arranging open houses and private showings, negotiating purchase offers, and protecting yourself from tricky contract contingency tactics. Our duty is to ensure you never feel alone. From the moment we sit down for your free consultation, to the time you close, we work closely with you to represent your best interests so that you always have Expert Advocates on your side. Our job is to answer questions, educate you, and be your guiding hand to ensure you have a pleasant and profitable experience.

The Selling Process

Home Evaluation

Schedule a free consultation, which will include a comparable market analysis to determine the most appropriate price for your home. During this consultation, we will:

  • Tour the property and recommend home staging advice and landscaping changes to draw curb appeal to increase buyer potential. We will also identify which repairs and updates are important in order to get top dollar AND which ones are unnecessary.

  • Discuss your needs and goals to determine the appropriate list price to ensure your desired timeline is met.


​Custom Marketing Plan

We will devise a custom marketing plan centered around your personal goals while also tailoring specifically to your property and area. We will market your home through a variety of methods including social media, local publications, search engine optimization, online MLS listings, and our private network to guarantee your home reaches the highest visibility. 

  • Once the home is “show-ready”, we will schedule our professional photographer to take photos of your home. 

  • We implement your custom marketing plan, which includes pre-marketing to drum up interest prior to listing.


List your property

Next, we officially list your property on all avenues discussed in your custom marketing plan.

As you receive offer(s):

  • Answer all agent inquiries and disclose them to you

  • Promptly present you with offer(s)

  • Help you to evaluate which offer is best


Accept an offer

​We will work together to select the best offer.

  • Chastain Home Advisors will work alongside you to negotiate on your behalf with the buyer’s agent and buyer. 

  • Once both parties agree on terms, buyers typically have a due diligence period where they will schedule inspections. 

  • Once all inspections are complete and other contingencies are satisfied, you will receive your clear to close. 


Closing day!
  • Prior to closing, buyers typically perform a “final walk-through” inspection to ensure the property has been maintained and is in the same condition as it was when the original offer was submitted.

  • Last but certainly not least, time to close! We will meet you at the closing attorney’s office, ensure the accuracy of settlement statements, and be in your corner to answer questions as the closing attorney walks you through the paperwork. 

  • Once all parties have signed, the deal is done. Congratulations, you did it!
